Land alterations along the north will not impact the <br />existing drainfields as all drainage will be directed away from <br />drainfield areas. Plantings will not impact sighting at <br />intersections of County Road and Willow Drive. Gaffron will <br />review final landscape plan to reaffirm that there is no negative <br />impact from the proposed plantings or land alterations upon <br />septic test sites. Unfortunately, the size of the landscape plan <br />submitted restricts the City's ability to reduce as a single <br />unit, but we have attempted to copy pertinent sections of that <br />plan for your consideration. <br />B) Approval of Monuments/Walls - <br />Please refer to Exhibit A. The monuments will be over 6', <br />approximately 6'3"-4'’ at the peak, and 3' in depth. Review <br />Exhibit B, monuments have been placed within the road outlot. <br />The Public Works Director cannot approve the placement of <br />monuments within the road outlets and recommends that they be <br />placed within the private property adjacent to road outlot. In <br />the past, the City has approved islands within entrance areas to <br />a s*'bdivision. Such improvements were subject to specific design <br />stai.dards that necessitated the enlargement of the road outlot. <br />Applicant need not expand the road outlot if monuments are placed <br />within the private property. Appropriate easements must be taken <br />over the landscape areas to allow continued maintenance and <br />upkeep.
