In 2024, the City granted plat approval to combine and rearrange <br />5 existing PIDs into two buildable lots. An existing drainage ditch was reoriented as part of this process. Drainage <br />and utility easements were dedicated over the drainage ditch. However, after it was constructed, a portion of the <br />drainage ditch (highlighted in blue) was not within the easement area. The request involves vacation of the <br />unnecessary portion of the <br />easement (shown in green) <br />and dedication of a <br />replacement easement over <br />the portion of the ditch not <br />within the easement <br />(shown in yellow). <br /> <br />Drainage and Utility <br />Easements Analysis <br />The City requires drainage <br />and utility easements over <br />all stormwater drainage <br />areas on Plats. The <br />applicant’s request includes <br />vacation of a portion of the <br />existing drainage and utility <br />easement over the ditch. <br /> <br />Dedication of replacement <br />easements is necessary as a <br />portion of the existing <br />drainage ditch extends <br />outside of the easement as <br />dedicated. The applicant <br />Application Summary: The applicant is requesting approval for the vacation of a portion of the existing <br />drainage and utility easement. <br />Staff Recommendation: Planning Department Staff recommends approval. <br />264
