Until the <br />October 19th Planning Commission meeting, there was still some <br />question as to whether the Planning Commission felt that the <br />property should be developed as a PRD, and the recent revisions <br />have in effect functioned as a sketch plan review. <br />If Counci;* agrees with the Planning Commission <br />recommendation, the applicant should be directed to file a <br />conditional use permit application for review at the January <br />Planning Commi' on meeting. Then, the conditional use permit <br />and preliminary plat approval resolutions will be brought to <br />Council for review in early February. <br />During the conditional use permit process. Planning <br />Commission and Council will be asked to review conditions of <br />approval for the PRD, such as special setbacks based on <br />individual building lots, and any conditions that may be deemed <br />appropriate for the open space areas. <br />Staff Recommendation <br />Staff would recommend that Council grant conceptual approval <br />of the PRD concept as recommended by the Planning Commission, and <br />direct applicant to make the appropriate PRD conditional use <br />permit application.
