Zoning File #1593 <br />October 11, 1990 <br />Page 3 of 3 <br />A) The house was placed on the property prior to the <br />current 2 acre zoning standard. <br />B) The property is surrounded by streets on three <br />sides. <br />C) The property is .4 acres in area and subject to 2 <br />acre zoning standards. <br />D) The improvement would be consistent with similar <br />improvement projects on adjacent properties consistent <br />in size. <br />E) The property is served with sewer. <br />The only condition staff would add to an approval <br />recommendation would be to place applicant on notice regarding a <br />possible future deck to west side of structure, noting the <br />limitations of lot coverage if deck structure is to be above 6' <br />in total height above grade and of required separation setback <br />from the detached garage. <br />Staff would also add the following advise to applicant <br />reminding applicant of Section 12.05, Subdivision 2, exterior <br />work. All exterior construction, including siding, roofing, <br />doors, windows and finish shall be completed and present a <br />finished appearance within 12 months from the start of <br />construction.
