Storm Water and Drainage Trunk Fee. The standard Storm Water and <br /> Drainage Trunk Fee for commercial development shall be paid by the <br /> developer at the rate of$7,320 per acre (2007 Fee Schedule). <br /> �F. Park Dedication. None. The park dedication fee of$35,510 was paid by <br /> Frank Dunbar on 11-20-03 based on a commercial use of the property. <br /> . G. Sewer and Water Connection Charges. None. The property was fully <br /> assessed for coinmercial sewer/water units as part of the 1989 Highway 12 <br /> project, and no additional charges would be due for commercial use of the <br /> . property. Applicant is responsible for MCES Sewer Availability Charges <br /> (SAC) as noted in item A13 above. <br /> 3. This General Concept Plan Approval resolution approves the development <br /> concept subject to the applicant meeting the requirements of this resolution and all _ <br /> �` other requirements of the City. Final development plan approval shall include <br /> review and recommendation by the Planning Commission pursuant to a public <br /> hearing and shall only be granted when the City Council finds that all "Conditions <br /> for Development Plan Approval" as identified herein have been met. <br /> 4. This General Concept Plan Approval shall be effective for a period of 6 months <br /> from the date of this resolution, or until the date of general Development Plan <br /> Approval, whichever comes first. If Development Plan Approval is not granted <br /> within the 6 month period,the terms and conditions of this resolution shall be null <br /> and void. The City Council at its sole discretion may extend this effective period. <br /> 5. The undersigned applicant has read, understood and hereby agrees to the terms of <br /> this resolution and on behalf of himself, his heirs, successors and assigns, hereby <br /> agrees to the recording of this resolution in the Chain of Title of the property. <br /> � Page 10 of 12 <br />
