Zoning File #1589 September 13, 1990 <br />Page 2 of 2 <br />Review of Application * <br />The applicants wish to reconstruct a garage addition of <br />approximately 16'x20' to the west side of the existing garage. <br />The original addition was removed and in the process of the <br />applicants attempting to rebuild, he was stopped by the building <br />staff because of the need for a variance. The footings remain <br />from the previous addition. The proposed addition will not <br />expand beyond the original envelope. In addition, the applicants <br />propose a single story addition to the present residence, to the <br />north side of the house, requiring approval of a side setback <br />variance. The addition would not extend any further into the <br />substandard setback area, but would gradually move away from the <br />east lot line. The garage addition will not create any sighting <br />problems at the intersection of Briar Street and Crystal Avenue. <br />Applicants should be advised that their property is <br />currently at the allowed structural development level. Lot <br />coverage allowance is already over the 2,100 s.f. or 15% and will <br />require a variance for 6.46 s.f. or .046% excess structural <br />coverage . <br />If applicants propose any major repairs to the porch located <br />within the substandard street setback area, that variance <br />approval is required for major structural repair of the non- <br />conforming portion of the structure. <br />Options of Action - <br />A. Denial. If denied, please refer to the necessary findings <br />in Section 10.08, Subdivision 3 (A). <br />B. Approval. If approved, please refer to the same section for <br />the necessary findings. Additional hardships for <br />consideration: house was placed on the property prior to <br />current zoning standards and garage addition is to be placed <br />within existing envelope of previous garage section to make <br />use of footings already installed. The following conditions <br />may be considered in your recommendation: <br />1. To reduce structural coverage so that no variance <br />is required at approximately 6.46 s.f. and to further <br />place applicants on notice that property is already at <br />15% allowed structural lot coverage. <br />2. Any other deemed appropriate by the Planning <br />Commission.
