King; <br />Gentleaen: <br />your reguest I have investigated the potential aarket value <br />imoact of the proposed cellular communication tower whicn is to be <br />located on the Minneapolis Gun Club site cn Judicial Read. <br />The proposed tower is to be 350 ft. tall, single pole, with <br />wire suppozrt. The specific purpose of this study was to est.^Tria^a <br />the market value impact, of the proposed tower, upon properties in <br />the surrounding neighborhood. <br />The surrounding neighborhood is of a predominantly rural character <br />with scattered single family dwellings and small farms located on <br />large acreage lots. <br />The present Scott County zoning is A-2 Agricultural District. This <br />zoning is intended for current use as agricultural, but with a <br />gradual transition to single family residential. The minimum lo^ <br />size under this zoning is 10 acres. <br />EXHIBIT H
