A RESOLOTION GRANTING <br />PRELIMINARY APPROVAL OF A <br />PLAT AT 2501 OLD BBACB ROAD <br />FILE NO. 1555 <br />WHEREAS, E.W. Blanch, Jr. on June 15, 1990 filed a <br />formal subdivision application with the City for a approval of a <br />6 lot subdivision (5 residential, 1 commercial) of property <br />legally described on Exhibit A, attached (hereinafter <br />"property"); and <br />WHEREAS, after due published and mailed notice in <br />accordance with Minnesota Statues 462.358 et. seq. and the City <br />of Orono Zoning and Platting Codes, the Orono Planning Commission <br />held public hearings on July 16, 1990 and September 17, 1990 at <br />which times all persons desiring to be heard concerning this <br />application were given the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on October 8, <br />1990 the Orono City Council considered the subdivision <br />application of E.W. Blanch, Jr. noting the following findings of <br />fact: <br />1. The property is located within the LR-IB Single Family <br />Lakeshore Residential Zoning District requiring a minimum of <br />1 acre of land within each newly created lot. <br />2. P. r Section 10.55, Subdivision 15 (A), property served <br />with sewer may receive credit for wetlands area, but in no <br />case can dry buildable envelope be less than 1/2 acre of dry <br />contiguous land. All 5 residential lots have over 1 acre of <br />dry contiguous land. The total property consists of <br />approximately 31.26 acres. <br />3. There is adequate sewer and water capacity within the <br />existing lines to serve the new development. <br />4. All lots shall achieve access via an approved public <br />roadway. <br />NOW, THEREFORE BE IT RESOLVED, that based upon either <br />one or more of the findings noted above, the City Council of the <br />City of Orono hereby approves the preliminary plat application of <br />E.W. Blanch, Jr. for the property located at 2501 Old Beach Road <br />per the survey dated May 25, 1990, revised October 2, 1990 by <br />Willieun R.
