Approval is subject to the following conditions; <br />A) Payment of a park dedication fee based on 8% of :he <br />fair market value as determined by the City Assessor. <br />Payment to be made by applicant upon filing of the <br />final plat. <br />B) Granting of a Flowage and Conservation Easement <br />over the wetlands area defined below the 932 <br />elevations with the wetlands defined as drainage ease­ <br />ments on the final plat. Wetlaiid areas to include the <br />Glencoe soils areas located within Lots 4 and 5. <br />C) Applic^unt to dedicate and designate all <br />drainageways on the plat as drainage easements at the <br />minimum width of 15'. <br />D) Applicant shall be responsible for the exter ;> ton <br />sewer and water lines and upgrading of Old Beach Road <br />consisting of leveling and 2" bituminous overlay. <br />E) Wetlands to be designated as an outlet. The City <br />will ask for an open space easement over the entire <br />outlet. <br />F) All utilities located within portions of <br />residential lots shall be defined with a minimum of 10' <br />easement and should appropriately lun adjacent to the <br />road right-of-way of Old Beach Road. The final plat <br />should designate existing utility easement over Lift <br />Station #7. <br />C/ Applicant is advised that the current sewer unit <br />charge for new construction for the year 1990 is <br />$897.62. This will be adjusted each year based on the <br />inflationary rate. The total sewer units at 6 units <br />per $897.62 is $5,385.72.
