Proposed Lot 1 will be served with a septic system and private well. Primary and <br /> alternate septic sites ineetiug all pertinent standards have been identified for this <br /> lot. <br /> 6. Lot 2 will be served by a septic system or sewer and a private well. An alternative <br /> septic system site meeting all pertinent standards has been identified for this lot. <br /> The existing septic systein is non-compliant and must be replaced before <br /> DeceinUer 31, 2007. Subdivision regulations would require immediate <br /> replacement of the septic system. The applicant proposes that either the property <br /> will be served by sewer or the septic system replaced before Deceinber 31, 2007. <br /> 7. Lot 2 will utilize the existing access from Spring Hill Road. <br /> 8. Lot 1 and Outlot A will access off the existing private roadway in Outlot B. <br /> � 9. The existing private road�vay is approximately 17 feet wide. The fire code <br /> requires this roadway to be 20 feet wide. The City of Orono subdivision <br /> regulations require this roadway to be 24 feet wide. The Fire Marshall <br /> recommends it be widened to 20 feet. <br /> NOW, THEREFORE, BE IT RESOLVED, that based on the findings noted <br /> above, the City Council of the City of Orono hereby approves the preliminary plat <br /> application of Edson and Harriet Spencer per preliminary plat dra�vings by Mark <br /> Gronberg of Gronberg & Associates, Inc., dated June 20, 2006 and revised August 4, <br /> 2006 slibject to the following conditions: <br /> 1. The developer shall grant to the City 10 foot drainage and utility easements along <br /> perimeter property boundaries and 5 foot drainage and utility easements along all <br /> interior property boundaries of Lots 1 and 2, a 10 foot drainage and utility <br /> easement adjacent to the County Road 6 fi-ontage of Otttlot A, and a drainage and <br /> tttility easement over all of Outlot B. <br /> 2. The subdividers shall execute of a "Declaration of Covenants, Conditions, <br /> Restrictions and Private Roadway Easement" as well as an easement to the City <br /> for road, drainaQe and utilities over Outlot B. <br /> . <br /> Page 2 of 5 <br />
