The applicant received approval <br />for the driveway configuration from staff in 1984 (see Mike Gaffron ’s letter dated 7/12/98, Exhibit <br />(G). Hardcover variances are required for the addition. <br />STATEMENT OF HARDSHIP <br />The applicant has indicated that she desires to have additional living space to include a utility room. <br />The existing lot does not have a suitable building pad because much of the lot area is located in an <br />unbuildable area due to required setbacks, topography, proximity to the channel and the bridge <br />location. The existing structure encroaches into required street, lakeshore, and side yards.However, <br />this plan is an improvement over the previous plans submitted in previous months. The applicant <br />is proposing to remove 285 sq. ft. of paver driveway area, 75 sq. ft. of patio blocks, and 32 sq. ft. of <br />the patio. <br />ISSUES <br />1. <br />3. <br />The zoning lot does not meet minimum lot area requirements. <br />The existing residence encroaches into the following setbacks: <br />a. <br />b. <br />c. <br />North side yard is 8.6' existing and proposed where 10' is required <br />Street yard is 8' existing where 10' is proposed and where 35' is required <br />Lakeshore yard is 32’ existing and proposed where 75' is required <br />Structural coverage is currently 11.62% where 15% is allowed and 15.88% is proposed. <br />The proposal exceeds the allowed limit by 147.7 sq. ft. <br />#2399 Muriel Senn <br />4448 North Shore Drive <br />PC-U/16/9S <br />page-3
