Zoning File #1468 <br />January 3, 1990 <br />Page 3 of 3 <br />Staff Recomendation - <br />The City has rarely granted variances to allow a hardcover <br />increase in the 0-75' zone. The proposed removals with net <br />reduction of hardcover constitute a positive aspect of the <br />request. Council must determine if the setback variance for <br />additional structure in the 0-75' . /'j is supported by adequate <br />justification and hardships. Can unts addition reasonably be <br />located in a more conforming location? <br />Please carefully review uhe resolution drafted by <br />applicants' attorney. Thit draft summarizes the applicants' <br />stated hardships and justificationc for the proposal. <br />If Council feels that the stated hardships and <br />justifications adequately support granting of the variances and <br />conditional use permit, that resolution is in a format that could <br />be adopted by Council with minor revisions. <br />If Council determines that denial is appropriate, applicant <br />might be expected to request approval for the retaining walls and <br />grading to preserve the lakeshore bank. <br />Council has the following options of action; <br />1. Approval per applicants' draft resolution. <br />2. Partial or conditional approval. <br />3. Denial, directing staff to draft a resolution of denial. <br />4. Table for additional specific information. <br />5. Other.
