LA24-000040 <br /> WHEREAS, Eva Kotilinek(hereinafter the"Developer") on behalf of Barry O'Rourke and <br /> 1 Robin O'Rourke, the owners of the property addressed 2300 6th Avenue North and legally described as: <br /> All that part of the southwest quarter (sw 1/4) of Section Twenty-Seven (27), Township One <br /> Hundred Eighteen (118), Range Twenty-Three (23), beginning at the quarter section post of <br /> the southwest and northwest Quarters of said Section Twenty-Seven (27); thence running <br /> South on the Section line 36.3 perches to the Minneapolis and Fort Ridgely Road;thence along <br /> said road North 89 1/8 degrees east and 60.2 perches; thence Due North 33.1 perches to the <br /> quarter section line of the northwest and southwest quarter of said section; and thence along <br /> said quarter section line 60 1/4 perches to the place of beginning, except the West 300 feet <br /> thereof and except roads, according to the Government survey thereon, Hennepin County, <br /> Minnesota (Doc. No. 5993396) (hereinafter the "Property"); <br /> WHEREAS on July 16, 2024, the Developer applied for Preliminary Plat approval to <br /> subdivide the Property into two buildable lots. <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462.358 et. seq. and the City of Orono Zoning and Subdivision Codes, on November 18, 2024, <br /> the Orono Planning Commission held a public hearing for the application at which time all persons <br /> desiring to be heard concerning the application were given the opportunity to speak thereon; and <br /> WHEREAS, on November 18, 2024, the Planning Commission reviewed the application <br /> and recommended by a vote of 4—0 that the City Council grant preliminary plat approval as applied; <br /> and <br /> WHEREAS,the City Council reviewed the proposal at a regular meeting held on <br /> December 9, 2024, and hereby makes the following findings with regards to this application: <br /> FINDINGS <br /> Al.This application was reviewed as Zoning File LA24-000040. <br /> 1 <br />
