Briefly, <br />the applicant is proposing to construct a deck and a gazebo on the <br />south (left) side of his house, which is less than the rr^juired 50' <br />setback from the street. The house is 22.1' from the street. The <br />proposed deck will be 17' from the street. The proposed gazebo will <br />be 33' from the street. <br />Lot coverage on this 0.44 acre lot will end up at 15.35%, about <br />70 s.f. over the 15% lot coverage limitation. <br />Planning ComuLssion Recommendation <br />At their August 20th meeting. Planning Commission voted 5 to 0 to <br />recommend approval of the setback variances for the deck and gazebo <br />finding that these improvements will not be out of character with the <br />rest of the neighborhood and will have no significant impact on the <br />visual density of the neighborhood. Further, Planning Commission <br />unanimously recommended approval of the .35% lot coverage variance, <br />finding that the magnitude of the variance is minimal but that <br />requiring applicant to reduce the size of the deck would decrease the <br />functional use of the deck area. <br />Staff Recommendation <br />Staff recommends approval per the Planning Commission <br />recommendation. A resolution for approval is attached.
