No neighboring properties will be adversely affected by the <br />tennis court located 10* from the north lot line. <br />2. Forcing the tennis court to meet the required 30' north side <br />setback would result in the need for additional grading work <br />near a wetland area, and a significant increase in necessary <br />tree removal on the property. <br />3. The topography and the necessary north/south orientation for <br />the tennis court limit the potential possible sites for a <br />tennis court on the property.
