The house was constructed, and the <br />initial owners then requested and received a hardcover variance <br />to widen the driveway to a more functional configuration. That <br />variance allowed 35% hardcover in the 75-250' zone. <br />The current applicants, having recently purchased the <br />property, were surprised as was staff to find that currently <br />existing hardcover is 40.5%. The previous owner apparently <br />expanded the driveway in excess of what had been allowed. <br />Planning Commission reviewed this application at their June <br />18th meeting, and on a 6-0 vote rec'>ramended denial of any <br />additional hardcover, finding that, although the current <br />applicants are not at fault, a previous hardcover allowance has <br />not been adhered to and Planning Commission found no <br />justification for granting additional hardcover. <br />The improvements proposed include excavation partially <br />within the 0-75' zone, to create a walkout and hot tub/patio <br />area. The applicants propose vhat the excavation not "daylight" <br />to a gravity runoff situation, and they would provide a sump-type <br />drainage system discharging in the 75-250' zone. In general, all <br />of the improvements would be at or below grade, and would meet <br />the average lakeshore setback. <br />r
