Idyllvale Shores – Conservation Design Master Plan October 2024 <br />Civil Methods, Inc.Page | 2 <br />Orono Rural Oasis study (McCulley and Bayside), it is not entirely visible from either of these <br />routes, neither of which were studied in detail. <br />The project is only accessible from North Arm Lane, which currently ends at the entrance to <br />the existing rural driveway. Given that most of the vegetation is to remain in place, even the <br />view from North Arm Lane enjoyed currently by residents and passersby will retain its existing <br />character. Driving on Bayside Road or North Shore Drive West, the view of the proposed <br />development is obscured by existing residential lots. These lots have significant vegetation and <br />trees that already preserve the rural character of the area. Even when the project is completed, <br />it may only be possible to glimpse some of the new houses or roadway from one of these <br />corridors during certain times of the year. In general, the development will not be substantially <br />visible except from the new roads that will be constructed as part of the project. <br />The area is visible from the north arm of Lake Minnetonka. However, this visual access is limited <br />and is not a significant view for the community. In any case the proposed development does <br />not disrupt the view from the lake, because most of the local vegetation will be preserved. <br />2.3 NATURAL RESOURCES INVENTORY <br />An inventory of natural resources pertaining to the site has been completed as part of the <br />overall project planning and design. The Orono city code indicates that the natural resources <br />inventory should include a review of the MLCCS data pertinent to the site, a tree survey, a <br />wetland inventory, a topographic survey, and an analysis of the site with respect to conceptual <br />greenways and open space corridors, existence of rare plant communities, and the potential <br />need for proactive management and protection. <br />2.3.1 REVIEW of MLCCS data <br />The following figure shows the Level 1 MLCSS data for the property in question. <br />117
