Zoning File #1465 July 2, 1990 <br />Page 2 of 5 <br />7.Please review the conceptual sketches, Exhibits B <br />Pertinent Pacts - <br />1.A revised site plan/hardcover proposal has been reviewed by <br />the Planning Commission. Staff has spent many hours <br />attempting to rectify the hardcover calculation <br />inconsistencies between those done by staff, by the original <br />architect, and by the current builder, Jerry Wenkus. <br />2.Errors in the originally provided hardcover calculations of <br />the deck, driveway, and sidewalks, have become apparent. <br />Because some of the hardcover items incorrectly calculated <br />no longer exist, it is impossible to verify exact original <br />numbers, specifically for the pre-existing sidewalks and the <br />circular deck. However, Mr. Wenkus and I have come up with <br />numbers within a couple of percent of each other, hence I am <br />using his figures -in this review. <br />3.Applicant is proposing to replace the pre-existing (now <br />removed) circular deck with a terrace area. Additionally <br />proposed is a loop driveway within the property for safer <br />access and off-street parking purposes, resulting in more <br />hardcover on the property while proposing some removals <br />within the right-of-way. Planning Commission rejected this <br />driveway proposal, and advised the applicant to live within <br />the amount of hardcover granted in prior approvals. <br />4.Absent the loop driveway, applicant requests to keep the <br />backup apron previously traded away for additional <br />hardcover, and also requests additional square footage for <br />necessary retaining walls at the west end of the house, as <br />well as for the approximately 35 s.f. of fence pillars <br />proposed along the street lot line. <br />5.Taking into account the hardcover increases due to fence <br />pillars, retaining walls, the southwest terrace, sidewalks, <br />and retention of the backup apron, coupled with a slight <br />decrease in the size of the proposed terrace compared to the <br />square footage in the old circular deck, there is a net <br />overall proposed Increase of about 319.5 square feet. <br />Overall, this increases applicant's 75-250' hardcover from <br />6,362.5 s.f. (38.2%) up to 6,736 s.f. (40.4%), and in the 0- <br />75' zone reduces square footage from 479 s.f. (2.9%) down to <br />425 s.f. (2.6%).
