Since the Planning Commission review, the applicant has <br />submitted a third plan, which shows slightly less structural <br />hardcover than the plan approved by the Planning Commission, <br />and slightly increases the street setback to the addition as <br />compared to previous proposals. <br />2. Applicant has advised staff that a portion of the driveway <br />hardcover previously proposed for removal, is within the <br />shared driveway easement, and cannot be removed. Based on <br />this fact, and based on the third plan submitted, there is <br />still a decrease in hardcover in the 75-250' zone from 54.8% <br />down to 51.6% (but not down to 49.7% as was approved by the <br />Plainning Commission). <br />3. The existing house is 22* from the street lot line at its <br />closest point. Plan #3 still requires a front setback <br />variance but shifts the addition slightly further from the <br />street. <br />Discussion <br />Please review the memo and exhibits of May 16th, and compare <br />the existing house to the series of three proposals that have <br />been submitted.
