The City Staff Report indu'.ites that the staff desires that we create a <br />50 foot wide road outlet vn.ii a cul-de-sac since the private driveway <br />would now serve three residential linits. The staff report further <br />recommends that the private driveway be widened. They indicate that a <br />width of 24 feet would he appropriate now that the driveway would serve <br />three homes. It has been our belief and that of our Consultant, Sathre- <br />Bergquist, Inc., that it has been City policy to allow three homes to be <br />served by a common private driveway (but if a fourth home is added ^e <br />driveway must be converted into a private road and built to standards <br />resembling those of a private or public road). We are frwikly surprised <br />that the City is asking us to change the character of this driveway. We <br />thought that we were proposing a division that was consistent with the <br />City’s F»licy relating to private driveways. We very mi^h want to <br />maintain the character and feel of the country lane as it exists now. <br />We have proposed the division of the property in such a way as to tuck <br />the future home back into the wooded hillside. We have done this to <br />maintain the character and charm of this area. We are opposed to the <br />widening of the driveway from a philosophical standpoint. It se^ to <br />us that this driveway is adequate to support the existing and future <br />residents. We believe that the introduction of widening and a cul-de- <br />sac turnaround would be more disruptive then it would be beneficial. <br />The Planning Commission asked questions about the development of the new <br />Lot 1 on the preliminary plat. They wondered whether or not there was a <br />site plan available showing the home and driveway to be build on <br />We propose to sell the lot to a buyer who would custom design the <br />homes!te and driveway. It has been our belief that the homesite would <br />be toward the north and west portion of the lot with the driv^y from <br />the new home going straight west to the conrvon private driveway. <br />Several years ago Sathre-Bergquist, Inc. prepared a conceptml drawing <br />showing driveway access to the lot. We attach a copy of this concept <br />for your review. This is our best guess. <br />It has been the desire of Woodhill Country Club to maintain the visual <br />character of this area. We propose to subdivide a Lot f^ our <br />Outlot but propose to do so in a manner that would not m^e the new <br />homesite nor home within it obvious nor dominant over the balance of the <br />neighborhood. We must express our opposition to changes in the driveway <br />and the loss of trees necessary to widen the existing driveway. It is <br />our firm belief that the existing driveway does and will continue to <br />serve the existing and future residents very adequately.
