Reduction prohibited. <br />No yard or other open space shall be reduced in area or dimensions so as to make such yard or other open <br />space less than the minimum required by this chapter; and if the existing yard or other open space as existing is <br />less than the minimum required, it shall not be further reduced. <br />(Code 1984, § 10.03(14)(A)) <br />Sec. 78-1402. Application to only one dwelling or group. <br />No required yard or other open space allocated to a building or dwelling group shall be used to satisfy yard, <br />other open spaces, or minimum lot area requirements for any other building or dwelling group. <br />(Code 1984, § 10.03(14)(B)) <br />Sec. 78-1403. Lot coverage and massing standards. <br />In all zoning districts other than the I—Industrial district, all lots that have a gross acreage of less than two <br />acres shall comply with the following massing standards for buildings: <br />(a) Maximum total footprints allowed. <br /> (1) On lots equal to or greater than 10,000 square feet in area, the total combined footprints of all <br />principal and accessory buildings shall not exceed 20 percent of the gross lot area. <br />(2) On lots of less than 10,000 square feet in area, the total combined footprints of all principal and <br />accessory buildings shall not exceed 2,000 square feet. <br />(b) Calculation of massing.
