Planning & Zoning Admin. <br />DATE: March 23, 1990 <br />SOBJECT: Stubbs Bay Sewers - Additional Analysis <br />I have reviewed specific areas for inclusion or exclusion from <br />the proposed sewer project. Those areas are as follows: <br />1. Properties east of Leaf Street and south of Luce Line <br />2. Oxford Road properties (includi.<g two lots south of <br />Bayside Road) <br />3. Christine Drive <br />4. Eileen Street <br />5. Landmark Drive area <br />Discussion - <br />1. Properties east of Leaf Street. There are ^i^e existing <br />developed lot's in this area, three of which abut Leaf Street, the <br />other tW being in a second tier 200’ eastward, served by Private <br />easment driveways. These lots range in area ^ <br />1,50 acre. A brief anaylsis of each property is as follows. <br />A. 340 Leaf Street - With a lot area of 0.60 acre, this <br />propertv contains a 6 year old standard mound system <br />which is performing adaquately, but it is questionable <br />whether there is room on the property to replace this <br />system. <br />B. 360 Leaf Street - with a lot area of 0.71 acre c>f dry <br />land, this lot cc ^ains a substantial pond which <br />eliminates the possibility of a <br />system, which likely would be required due to the wet <br />soils in the area. The existing substandard system was <br />installed in 1958, and is currently working adequately. <br />C. 370 Leaf Street - This property is the second tier, <br />and is 1.5 acres in area. The system was constructe in <br />1 9 5 4 and contains one tank with ® <br />drainfield. The existing system exhibited sligh <br />surfacing in 1986 but has apparently cleared up in the <br />dry years since. There is likely a leasr one additional <br />site on the property were a mound system could be <br />developed if the existing system fails.
