6. The proposed configuration and overall desi«3fi of the <br />lots within the plat finds that each lot satisfies the lot <br />standards of the RR-IB zoning district requiring no <br />variances with the granting of this subdivision. Each lot <br />can be developed as a residential unit without the need for <br />future variances to the standards of the zoning district. <br />7. Minor portions of the private driveway will intersect <br />the designated wetland located at the 970' elevation. The <br />encroachment of the driveway will have a negligible impact <br />on the wetland. <br />NOW, THEREFORE BE IT RESOLVED, that based upon one or <br />more of the findings noted above, the City Council of the City of <br />Orono reby approves the preliminary plat for Carol L. Senn at <br />3220 Watertown Road per the survey dated January x6, 1990 by <br />Phillip A. Nelson of All Metro Land Surveyors, and the variance <br />to Section 10.55, Subd'' vision 8 that approves the encroachment of <br />the edge of a wetland i, subject to the following conditions: <br />1. Outlot A has been created for shared driveway purposes <br />and shall be legally combined with Lot 2. <br />2. Owner of Lot 2 to grant temporary driveway easement over <br />Outlot A in favor of Lot 1. <br />3. The future owner of Lot 1 has hereby been granted <br />temporary access via a private driveway through a road <br />outlot and at the time a future west access corridor is <br />installed at the north border, legal access shall be <br />achieved from the north. <br />4. Prior to final plat approval, applicant shall provide <br />engineering plans for a private driveway. Such plans to <br />include erosion control and design for wood plank/steel <br />support bridge. The City Engineer must approve such plans <br />prior to any construction. <br />FINAL PLAT SUBMITTALS <br />The following list of final submittals must be submitted to <br />the Zoning Administrator two weeks prior to the regularly <br />scheduled Council meeting on the second and fourth Mondays of the <br />month : <br />A. RECORD PLAT drawings in the form of two (2) mylar copies <br />and one fl) copy reduced to 1"=200'. Drawing to include: <br />Page 2 of 3
