A RESOLOTION GRANTING <br />PRELIMINARY APPROVAL FOR A PLAT AT <br />3220 WATERTOWN ROAD <br />PILE NO. 1506 <br />WHEREAS, Carol L. Senn (hereinafter "the applicant") on <br />February 23, 1990 filed a formal subdivision application with the <br />City for approval of a 2-lot residential plat of property legalIv <br />described as follows: <br />The east 10 acres of the southeast quarter of the southeast <br />quarter of Section 32, Township 118, Range 23, according to <br />the government survey thereof, Hennepin County, Minnesota, <br />(hereinafter "the property") and; <br />WHEREAS, after due published and mailed notice in <br />accordance with Minnesota Statues 462.358 et. seq. and the City <br />of Orono Zoning and Platting Codes, the Orono Planning <br />Commission held a public hearing on March 19, 1990 at which times <br />all persons desiring to be heard concerning this application were <br />given the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on April 9, 1990 <br />the Orono City Council considered the subdivision application of <br />the applicants, noting the following findings of fact: <br />1. The property is located within the RR-IB Single Family <br />Rural Residential Zoning District requiring a minimum of 2.0 <br />acres of contiguous dry buildable land within each newly <br />created lot. <br />2. The property contains a total of approximately 8+ acres, <br />2.6 acres of which is considered as wetlands. <br />3. The proposed plat contains 2 lots each exceeding the 2.0 <br />acre minimum lot area requirement. <br />4. Access to both lots shall be via a shared private <br />driveway. <br />5. On March 7, 1990, Michael P. Gaffron, Assistant Planning <br />and Zoning Administrator, confirmed that both proposed lots <br />have acceptable tested sites for primary and alternate <br />sewage treatment mound drainfield systems. <br />Page 1 of 3
