r A RESOLUTION GRANTING PRELIMINARY APPROVAL FOR A PLAT <br />AT 3740 WEST flAYZATA BOULEVARD <br />PILE NO. 1495 <br />WHEREAS, Rodney L. Johnson on January 26, 1990 filed a <br />formal subdivision application with the City for approval of a 2- <br />lot residential plat of property legally described as follows: <br />Refer to Exhibit A attached (hereinafter "the property") and; <br />WHEREAS, after due published and mailed notice in <br />accordance with Minnesota Statues 462.358 et. seq. and the City <br />of Orono Zoning and Platting Codes, the Orono Planning <br />Commission held public hearings on February 20, 1990 and March <br />19, 1990 at which times all persons desiring to be heard <br />concernirg this application were given the opportunity to speak <br />thereon; and <br />WHEREAS, at their regular meeting held on April 9, 1990 <br />the Orono City Council considered the subdivision application of <br />the applicants, noting the following findings of fact: <br />1. The property is located within the RR-lB Single Family <br />Rural Residential Zoning District requiring a minimum of 2.0 <br />acres of contiguous dry buildable land within each newly <br />created lot. <br />2. The property contains a total of approximately 18+ <br />acres. <br />3. The proposed plat contains 2 lots each exceeding the 2.0 <br />acre minimum lot area requirement. <br />4. Each of the lots shall continue to achieve access via <br />approved existing access drives. No new curb cuts are <br />proposed. <br />5. On Feburary 12, 1990, Michael P. Gaffron, Assistant <br />Planning & Zoning Administrator, confirmed that Parcel A had <br />been tested and found to have suitable area for development <br />of an alternate on-site septic system and that <br />the existing septic system is satisfactory. <br />Page 1 of 3
