Mr. Vogt has phoned since that meeting <br />to advise that their personal friend, a licensed engineer, is now <br />out of the country and unable to provide the report as requested <br />by the Planning Commission. Staff advised Mr. Vogt to wait until <br />Council's review in order to determine if the structural analysis <br />will be necessary as part of the condition of Council action. <br />Staff would remind Council that the underlying intent for such <br />land use rev lews involving boat house structures/guest house <br />units within the 0-75' setback area is to gradually have the <br />structure "deteriorate away". This is why the City must approve <br />all structural repairs of such structures. The building staff <br />has Inspected the structure to determine not only the soundness <br />of the structure, but also to determine what recent repairs have <br />been made to the structure without the benefit of the building <br />permit review. Please review Exhibit P, Bruce Vang's inspection <br />report. Any condition of approval of this structure would <br />require the applicant filing a building permit application for <br />all repairs made to the structure. The report lists both <br />cosmetic and structural type repairs done to the structure within <br />a very recent period of time. <br />The applicant originally advised that there was no plumbing <br />to the structure. Mr. Vang's report notes that there is water <br />but no drains within the structure. Ap»''* leant should advise as <br />to the source of the water.
