Proposed lot areas are as follows: <br />Proposed Lot 1=5.2 acres (existing house) <br />Proposed Lot 2 = 5.0 acres <br />Proposed Lot 3 = 5.0 acres <br />Outlet A = 1.87 acres <br />Total Acreage = 17.06 acres (per survey - does this <br />figure include 33' of right-of-way for Watertown Road?) <br />2. Proposed Lot 1 would not abut a private or public outlet <br />road, but is proposed to be served by an easement driveway, <br />which conflicts with Section 11.10, Subdivision 21 (c). Lot <br />1 contains the existing house and the existing primary <br />drainfield. The site evaluation report on file indicates <br />there are no suitable alternate drainfield sites within <br />proposed Lot 1 and the only apparent alternate site is <br />within Outlot A. The southerly 60' of Lot 1 contains an <br />existing private "road" easement in favor of the Reiersgord <br />property to the east. Applicant has not excluded this <br />existing road easement from his calculation of lot area as <br />required by the subdivision code.
