January 9,1989 <br />To: Orono Planning Commission <br />From: Ruth and Daniel Parten <br />Re: Proposed Plat for Bayside Woods <br />ri <br />Per your suggestion we have prepared a two lot plat for your <br />review. Based upon our discussions with city staff we have <br />attempted to address the current and long term concerns of the <br />city for the development of this area. Perhaps a few comments <br />regarding the configuration of Lot 2 would be helpful in evaluating <br />the proposed plat. <br />The 20 foot wide driveway outiot follovT the natural contour <br />of the land in that area. By staying away fiom the east property <br />line as shown the driveway avoids an area with steeper slope and <br />many mature trees. The proposed location of the driveway <br />minimizes the need for grading, filling and tree removal. <br />In considering how to add area to Lot 2 in order to meet the <br />5 acre size requirement we visited the site several times and <br />concluded that the most desireable solution would be to enlarge <br />the lot toward the east, but we don't control that property. <br />However, we do have land adjacent to the only bv.' <br />this neighboring parcel, and it seems reasonable <br />owner would be interested in an exchange of prop <br />be of advantage to both parties. Therefore, the <br />is located away from the east property line, setting up the <br />possibility of an exchange between these adjoining owners. <br />The 40 foot wide driveway outiot covers the e.xisting driveway <br />and provides room for any necessary enlargement. At the <br />suggestion of city staff we have shown a 15 foot vide drainage <br />easement over the seasonal flowage area in the ravine. <br />In preparing this proposal we have attempted to balance good <br />development thinking with a desire to preserve the rural character <br />and sense of privacy experienced in the woods.
