The area <br />of concern is generally west of Stubb's Bay Poad, south of County <br />Road 6, and north of North Arm Drive. <br />The transportation plan portion of the Comprehensive Plan, <br />in the "Pural Transportation Policies", indicates that the <br />existing road grid system is adequate for anticipated traffic <br />densities based on the current zoning standards. The plan relies <br />heavily on the long term use of private roads. <br />I would strongly recommend that you review the <br />transportation plan (Chapter 7 of your Comprehensive Plan) as a <br />prelude to Council discussion of this study and its potential <br />effects on current applications. <br />Existing Grid System - , , j jCity Engineer Glenn Cook has advised that a 1/2 mile grid <br />system generally has become an accepted standard for rural areas <br />undergoing development. Looking at Map A attached, note that <br />Orono has a grid system of east/west roads spaced generally 3/4 <br />to 1 mile apart. Starting at the north end, these include County <br />Road 6; Highway 12; Watertown Poad; County Poad 15/Fox <br />Street/Bayside Road; North Shore Drive/North Arm Drive; and <br />County Road 15. <br />The grid system of north/south roads is generally well <br />established in the central area of the City, including Orono <br />Orchard Road, Brown Road, Willow Drive, and Old Crystal Bay Poad. <br />West of Old Crystal Bay Road, while a grid pattern exists, many <br />roads are not continuous, which leads to the need fora <br />circuitous route for many trips. The existing road system in <br />this area reflects patterns of early development around the <br />northwesterly bays of Lake Minnetonka while generally skirting <br />large wetland areas. <br />Li_
