An <br />extension was granted to Mr. Honuneyer and the application <br />rescheduled for the January meeting, but it should be noted that <br />Mr. Hommeyer filed the application soon after being advised of <br />the need for the after-the-fact variance. <br />The applicant has failed to list hardships for the after- <br />the-fact phase of the application and should be given the <br />opportunity to note those at the meeting. The steep laV'siihore <br />banks of this property require a stair structure to assi<.;t with <br />access to the lakeshore. The stairs have been installed per <br />informal City standards. They are less than 4' in width and <br />safety landings have been designed with less than 4'x4* safety <br />landing stops. <br />Options of Action - <br />Retaining W«?17. - <br />Approval or denial. If denied and retaining walls are to be <br />removed, what other method of control of erosion would you <br />approve in its place? <br />Stair £ -ructure - <br />Approval or denial. If denied, what other form of access or <br />means of access would Planning Commission recommend? Stairs <br />have been constructed per informal standards of City - <br />Inspector should confirm that structure meets Building Code <br />standards - building permits are rc'Tâ-ired for lakeshore <br />access stairs. <br />Lakeshore Detached Deck - <br />Approval or denial. If denied in its present location, <br />would you approve a detached deck within the lakeshore yard <br />in front of the average lakeshore setback line similar to <br />the location approved for the property to the immediate <br />north in a recent variance review? In that application, a <br />hardcover variance was not required within the 75-250* <br />setback area. If this deck is located within the lakeshore <br />yard out of the lakeshore protected area, a hardcover <br />variance within the 75-250* setback area would be required <br />as follows: <br />Existing « 4,480 s.f. or 27.1% <br />Proposed = 4,550.2 s.f. or 27.5% <br />Additional Hardcover = 73.17 s.f. or .4%
