It was noted by the applicant th .'t it would appear to be unreasonable to <br />place the existing house behind the average setback line as both <br />structures on adjacent properties do not meet the required street <br />setback. <br />The house on the western property is located approximately <br />8' off the street setback line. The house on the property to the <br />east is located approximately 22' off the street setback line. <br />Please review the staff sketch (Exhibit I), the house has <br />been relocated at the 35' required street setback line but note <br />that the portions of the house still encroach the average <br />lakeshore setback line. In addition, moving the house towards <br />the street lot line may impair the existing traffic flow for the <br />shared drive surface between the subject property and the <br />property to the west. It would appear that access could still be <br />provided to the existing garage on the east side of the relocated <br />residence. <br />The attached resolution approving the average lakeshore <br />setback variance is presented for Council's review and action. <br />^ v<*
