Gaffronr Asst Planning & Zoning Administrator <br />January 17, 1990 <br />#1479 Doug Williams/Lecy Construction, Inc., <br />1020 Tonkawa Road - Variance - Resolution <br />Zoning District - LR-IB, Single family lakeshore residential, 1 <br />acre, sewered <br />Application - Request for lot width variance to construct a new <br />residence. <br />List of Exhibits <br />Exhibit A - Proposed Resolution <br />Exhibit B - Memo & Exhibits of 1/10/90 <br />Discussion - <br />Applicants are requesting a lot width variance in order to <br />construct a new residence on this 1.8 acre property. There is an <br />existing house on the property, which was constructed after being <br />granted a lot width variance in 1976. Existing lot width is <br />100', the standard for the LR-IB zone is 140*. Neighboring lots <br />to the north and south all are similar to this lot, being about <br />100* in width. <br />The applicants originally also requested a variance for <br />average lakeshore setback. Due to the northerly neighboring <br />residence being relatively far back from the shoreline, <br />applicants were proposing to line up their new residence with the <br />house to the immediate south and the second house to the north. <br />Planning Commission took into account the expressed concerns of <br />the neighbor to the immediate north about possible view <br />reductions, hence applicants have revised their proposal to meet <br />the average setback as we would normally define it. <br />At their January 16th meeting. Planning Commission <br />recommended approval of the lot width variance, finding that no <br />additional land is available, that the property contains an <br />existing residence which will be removed and the new residence <br />will be further back on the property, and that the majority of <br />the adjacent and nearby lots are similarly 100' in width. <br />Staff Recoamendation - <br />Staff recommends approval per the Planning Commission <br />recommendation. A resolution for approval is attached. <br />I
