Date: August 12, 2024 Item: 12 <br />Presenter: Melanie Curtis, Planner <br />Section: Consent Agenda <br /> <br />Title: #LA24-000036, 2697 Casco Point Road, Variance - Resolution No. 7499 <br /> <br /> <br />1.Purpose: <br />This application contemplates a hardcover variance to allow 26.3% hardcover to allow an <br />additional expansion to an existing driveway. <br />2.MN§15.99 Application Deadline: <br />The application was submitted and considered complete on June 19, 2024, the 60 day review <br />period expires on August 18, 2024. <br />3.Background: <br />The applicants built a new home in 2019. In 2020 they identified challenges in their driveway <br />design and requested a hardcover variance. They were granted a hardcover variance (Resolution <br />7125) to permit an additional 100 square feet of driveway hardcover for a 10' x 10' paved <br />turnaround. <br /> <br />They now request additional consideration to increase the size of the driveway turnaround to 12’ x <br />18’ (with a small flare) resulting in an additional 116 square feet of hardcover or 26.3% where <br />25.7% was previously approved. Please refer to the Planning Commission staff report for a <br />comprehensive analysis. <br />4.Planning Commission Vote and Comment: <br />At their July 15th meeting, the Planning Commission held a public hearing and discussed the <br />applicants' request. Following the public hearing, the Commission voted 6 to 0 on a motion in <br />favor of recommending approval of the hardcover variance as applied. <br />5.Staff Recommendation: <br />While understanding and appreciating the plight of the applicant, Planning staff does not <br />recommend approval of the variance.
