Zoning File #953 <br />August 1985 <br />Page 2 <br />2. mixed coramer cia1/residentia1 uses within a neighborhood, <br />marina next to residences. <br />1 .e. <br />3340 NORTH SHORE DRIVE <br />This property is approximately 0.2 acres in area. The minimum lot <br />area in the B-2 zoning district is 2 acres, with a lot width requirement of <br />200* and a lot "depth" requirement of 200'. B-2 "yard" requirements are: <br />lakeshore yard 75'; side yard 10'; front yard along street 30'. Section <br />10.41, Subdivision 10 (B & C) states as follows; <br />B. Setback t Residential. No operation or <br />activities except for storage ...d parking may be conducted closer <br />than 50 feet to the boundary of an adjoining property line which <br />property is used for residential purposes. <br />C. Setback Along Streets. No operation or <br />activities except for storage and parking may be conducted closer <br />than 50 feet to the right-of-way of any existing street, road or <br />highway. <br />The same hardcover limitations apply as for the lakeshore residential <br />zoning districts. In the B-2 standards, per Section 10.41, Subdivision 5 <br />(P), parking is not allowed in any required yard or landscaping area. The <br />landscaping areas required are 10' on the side lot lines, 10' on the street <br />lot line, and 10% of the average lot depth on the lakeshore (in this case, <br />lot depth is about 200', so the landscaping area must be at least 20'). No <br />uses other than landscaping are allowed in the required landscape area. <br />Also, remember our "R" distric s standards on screening and storage. <br />Section 10.60; <br />Subd. 10. Screening Required. Sci-tening shall be <br />required in residential zones where; <br />A. Any oii.-street parking area which contains more <br />than four pat*;ing spaces and is within 30 feet of an adjoining <br />residential lot lir.c, and. <br />B. Where the driveway to a parking area of more <br />than six parking spaces is within 15 feet of an adjoining <br />residential lot line. <br />Subd. 11. Screening, Type of. The screening required <br />herein shall consist of a solid fence or wall at least 50% open, <br />not leM- than four feet nor more than fi-.-j feet in height but shall <br />not >ixi*end within 15 feet of any street or driveway opening onto a <br />street. The screening shall be placed along the property lines or <br />in case of screening along a street, 15 feet from the street right- <br />of-way with landscaping (trees, shrubs, grass am planting) <br />between the screening and the pavement. A louvered fence shall be <br />considered solid if it blocks direct vision. Planting of a type <br />approved by the Planning Commission may also be required in <br />addition to. or in lie*':
