3350 North Shore Drive <br />October 31, 1991 <br />Page 2 <br />Sonlng Status/Hiuvory <br />Prior to March 11, 1957 this property was unzoned. <br />Ordinance No. 9, adopted 3/11/57, rezoned this property as <br />"commercial district". That district specifical 1'* allowed <br />buildings to be used for commercial purposes, 'Ut also <br />specifically allowed any use wh • .Id be permitted in a <br />residential district. <br />This property remained conunercio.. :oned and was re-defined <br />as the B-2 Lakeshore Commercial Distrl^L. in the 1967 Zoning Code. <br />As of September 14, 1967, existing residential uses within <br />property zoned B-2 became non-conforming. <br />The property has remained under commercial marina zoning <br />since 1957. <br />Dlscasaion <br />The property >3*- 3350 North Shore Drive has approximately 60 <br />feet of shoreline on Maxwel 1 Bay, and is approximately 0.30 acre <br />in area. The property contains an existing single family <br />residence. <br />Intermittent attempts at commercial use of this property go <br />back to at least 1969. The property was first zc’^Rd for <br />commercial use in 1957. <br />The City's initial contact with the urrent property owner <br />regarding conversion of the property .rom residential to <br />commercial use was in 1983, when the property was o ’ ned in <br />conjunction with Chaska Marina. This eventually resulted in an <br />application for a lot area and width variance and Commercial Site <br />Plan Review in 1985. <br />In August 1985 the Planning Commission reviewed the request <br />and recommended certain conditions foi commercial use of the <br />property. ..hese recommendations Included: <br />A. Approval of lot area and width variances (2 acre, 200' <br />width required for commercial use in B-2 zone). <br />Rental residential use of property will be allowed to <br />continv-e for one year, then revert to use by a paid <br />security person only. <br />Parking and storage on the property limited per .lioning <br />Code requirements, no variances granted to yard or <br />landscape area requirements. <br />Variances granted only for Chaska Marina's use of the <br />property . <br />Hardcover ordinances apply. <br />No recommendation regarding the use of docks n th«* <br />property . <br />B. <br />C. <br />D. <br />E. <br />F.
