A 98 s.f. portion of the new structure is <br />proposed for the 0-75* zone. Additionally, 38 s.f. of non- <br />structural hardcover will be added in that zone. <br />Planning CosKlssioo Re ndation <br />Planning Ccxnmission reviewed this request at their October <br />neeting, and on a vote of 6 to 0 recommended approval, finding <br />that the addition only increases the 0-75* hardcover by 0.7% to <br />10.6%, and with proposed decreases in the 75-250* zone results in <br />a net reduction of 357 s.f. of hardcover on the property. The <br />Planning Corainission further noted that given the location of the <br />existing house, the proposed location for the addition is logical <br />and reasonable, and because the house is already partially <br />located in the 0-75* zone, there are few, if any, other options. <br />The Planning Commission also noted that the steep and somewhat <br />hazardous driveway situation will be partially rectified by the <br />proposed elevation of the garage. The Planning Commission <br />discussed the possibility for removal of other structural and <br />non-structural hardcover in the 0-75* zone, and agreed with <br />applicant that no other potential removals are apparent. <br />Staff Race latioD <br />reo <br />Isv <br />A resolution for approval per the Planning Commission <br />mendation is attached for Council review. <br />t-M-
