Further, <br />the applicants request a minor revision in the conditions of <br />their previous hardcover variance approval, Resolution #3017, <br />During the variance process, applicants were unable to <br />obtain additional land from the neighboring property owner as had <br />been suggested by Planning Commission and Council* After the <br />variance approval, applicants were able to come to an agreement <br />with the neighbor John Bauer regarding a lot line rearrangement <br />to increase Stack's 250-500' acreage without adversely affecting <br />the Bauer property* This reduces Stuck's 250-500' hardcover <br />percentage* The Stuck's garage will now meet the necessary 10' <br />setback from the side lot line. The Bauer garage will remain at <br />a 10* setback* <br />In conjunction with the lot line rearrang«nent, the Stuck's <br />j^equest a revision to Resolution #3017, to allow construction of <br />the ISO s*f« of deck that was originally omitted from their <br />variance approval in order to yield no increase in the hardcover <br />percentage* Note that with this proposal, the actual square <br />footage of hardcover will increase by 180 s*f*, but the 250-500' <br />zone hardcover percentage will drop from 66.2% to 58%.
