The property’s <br />lakeshore faces the cove. The neighboring property at 3535 Ivy <br />Place has a flag-like configuration which wraps around the subject <br />property; the home is located entirely behind the applicants’ <br />property. An average lakeshore setback variance is required to <br />redevelop the property. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the <br />lot orientation and the location of the neighbor’s home as practical <br />difficulties supporting the requested variance.
