Applicant <br />proposes a 700 s f. addition above the single story portion of <br />the existing residence. No expansion of building footprint is <br />proposed. Applicant does propose removal of three season porch <br />and second story deck addition to south side of residence and <br />replacing with 8x16' upper and lower deck structure to the west <br />side of the exi ting residence. Expansion of the second story <br />and the deck addition requires setback and hardcover variances. <br />Note three-season porch/deck addition will be replaced with a sun <br />trellis. The grade level will be restored to natural vegetation. <br />No hardcover results with improvement. Review Exhibits K and L - <br />1 through 2. The second floor addition involves the expansion of <br />a master bedroom and bath area. The exterior will be resided <br />with cedar shingles and complete reroofing. Existing boathouse <br />structure shall not be structually altered but shall be resided <br />with the »cedar shingles as house. <br />Hardship ^'tatenent <br />1.Strict enforcement of zoning would not allow existing house. <br />2.98% of property is located within 0 to 75’ setback zone. <br />3.The property is a narrow peninsula surrounded by Lake <br />Minnetonka on three sides.
