V-. <br />'■=•'! nnA RBSOLOTIOIl GRANTING | ,-„r: <br />PRBLimNARy APPROVAL FOR <br />A PLAT AT 3925 NATKRTOIfN ROAD <br />APPLICATION NO. 1366 <br />WBBRBASf Loren Butterfield on December 22, 1988 filed a formal <br />•ubdlviaion application with the City for approval of a 2 lot residential <br />plat of property legally described as follows: <br />Exhibit A attached (hereinafter "the property")? and <br />WHERBAS# after due published and mailed notice in accordance with <br />Minnesota Statutes 462.258 et. seq. and the City of Orono Zoning and <br />Platting Codes* the Orono Planning Commission held * <br />January 17, 1989, at which time all persons desiring to be heard concerning <br />this application were given the opportunity to speak thereon? and <br />NHBRBAS, at their regular meetings held on February 13th and <br />March 27th, 1989, the Orono City Council considered the subdivi^^^^ <br />application of Loren Butterfield, noting the following findings of fact. <br />1. The property is located within the RR-IA Single Family Rural <br />Residential Zoning District, requiring a minimum of 5 <br />buildable land within each newly created lot, of which 2 acres must be <br />contiguous with the building site. <br />2. The property contains a total of approximately 20.56 <br />area, of which approximately 18.07 acres is considered dry buildable. <br />Of the 20.56 total acres, approximately 5.37 acres are located on the <br />south side of the Luce Line Trail right-of-way which is owned by the <br />Department of Natural Resources. <br />3. Th. prope.»«l plat contains 2 lots and 3 outlets. Proposed Lot 1, <br />containing 11.44 dry buildable acres, is intended to r^in with the <br />existing residence and greenhouse conditional us*^ that exist on tne <br />property. Lot 2, containing approximately 2.4 a< s of dry land, is <br />Intended as the proposed new building site. Boch Lots 1 and 2 are <br />located north of the Luce Line Trail.
