Date: July 8, 2024 Item: 20 <br />Presenter: Melanie Curtis, Planner <br />Section: Community Development Report <br /> <br />Title: #LA24-000030, 3465 6th Ave N & 3515 6th Ave N, Subdivision: <br />Preliminary Plat - Resolution 7490 <br /> <br /> <br />1.Purpose: <br />This application is regarding a preliminary plat to create 6 residential lots. <br />2.MN§15.99 Application Deadline: <br />This application was submitted on May 22, 2024, and considered to be complete on May 30th. <br />The 120-day preliminary plat review period will end on September 27, 2024. <br />3.Background: <br />For a full analysis and overview, please refer to the Preliminary Plat review memo attached as <br />Exhibit D. <br /> <br />This application involves five individual tax parcels, 3465 6th Ave N & 3515 6th Ave N, <br />including: Lot 2, Block 1, Craddock Ledstrom Estates (PID 29-118-23-44-0004); Outlot C, <br />Craddock Ledstrom Estates (PID 29-118-23-44-0006); and PID 29-118-23-43-0013. Two of the <br />parcels contain existing homes. <br /> <br />The proposal contemplates preliminary plat approval to create six, 2+ acre buildable lots and a <br />private road. The applicant requests preliminary plat approval to create a 6-lot plat in the RR-1B <br />district. <br /> <br />The proposal includes the following: <br />1. Lot 1: 2.5 total acres; 2.3 dry, buildable acres. <br />2. Lot 2: 3.2 total acres; 3.26 dry, buildable acres. <br />3. Lot 3: A lakeshore lot with 2.75 total acres; 2.1 dry, buildable acres. <br />4. Lot 4: A lakeshore lot with 4.45 total acres; 2.02 dry, buildable acres. <br />5. Lot 5: 2.0 total acres; there is a small wetland shared with Lot 6. <br />6. Lot 6: 2.0 total acres; there is a very, small wetland shared with Lot 5. <br /> <br />All of the roads will be served by a new private road with a cul-de-sac extending south from <br />Hennepin County Road 6 (CSAH 6). <br />All lots will be served by private wells and septic systems. <br />4.Planning Commission Vote and Comment: <br />The Planning Commission held a public hearing on June 17th and received public comment. The <br />Commission voted 7 to 0 in favor of recommending approval of the preliminary plat and provided <br />the following comments: <br /> <br />1.
