She said, "If City Staff works with Big
Island, Inc., I believe that my client's concerns wUl be
addressed."
Cohen suggested that Ms. Page may wish to also work with
City Stfliff Sind Big Islands Inc.
There were no further comments from the public and the
Public: Hearing was continued.
It was moved by Cohen,
application #1606, Big Island,
Motion carried.
seconded by Moos, to table
Inc. Motion, Ayes-6. Na/s-0.
REBBRS CONSTRUCTION - 2008 SUGARWOODS DRIVE
REQUEST TO ENCROACH FRONT/STREET SETBACK AREA
Mr. Sid Rebers, Mr. Stephen Pflaum, Mr.
and Mr. Bob Kost were present.
Rabers' attorney.
Mr. Pflaum began by providing a history of the events that
h»d taken place to detern.ine how these requests be
addressed by the City, Planning Commission and Council. He then
addressed the specific request before the* Planning Commission
this evening. He said, "This house meets the design criteria of
the Sugarwoods Comprehensive Plan. The house is alx but
completed and the owners are due to move in shortly.
property owners do not want to have the turn-around located in
the front yard, adjacent to the house. They v/ould prefer it to
be on the other side. It is my understanding that the square
footage of the drivev/ay and turn-around would be less than the
driveway approved with the building permit. However, the revised
proposal does encroach into the 50' front street setback area.
This is the largest lot in the subdivision. The total
construction on this lot is substantially less than what is
allowed The property owners have consumed everything and are
now asking for more space. This is a design and aesthetic issue
with the homeowner.
In the future, to avoid this situation from occurring after
the house is constructed, v/e would ask the builders to work with
Staff so that these situations may be brought before the Planning
commission before the building permit is issued We will
probably be coming before you with a majority of the lots in thi
subdivision. Vie are also considering an abbreviated procedure
- 17 -
. ... ....
