The <br />property was divided into two acre parcels meeting the then- <br />cur.'^nt two acre minimum requirement. In 1978, Record Lot 12 was <br />sold and a seasonal dwelling was erected on the property tha <br />same year* Some time in the early 1980s» Big Island j-nc. <br />acquired Record Lot 19 and in 1986 acquired Record Lot 12. <br />Please review Exhibits H and P» the Planning Commission <br />minutes provide background as to why there was a delay in Mr. <br />Judd's filing of a conditional use permit for Big Island Inc. It <br />would appear that an informal group operated a day use recreation <br />area on Record Lot 19 prior tc 1986. After an earlier contact <br />with Orono staff/ Big Island Inc. was advised of the need for a <br />conditional use permit for such use and for an area variance <br />because Record Lot 19 was approximated at 1.7 acres. Mr. Judd <br />was contacted after the staff letter of January 31, 1985 (Exhibit <br />I)/ and advised of the difficulty of such an application if such <br />an excessive area variance was required, and especially since the <br />property was under one ownership prior to the original division. <br />Big Island Inc. proceeded with acquisition of Record Lot 12.
