I <br />r <br />i- <br />Zoning File 11646 <br />July 17, 1991 <br />Page 2 of 2 <br />Review of Application ** <br />Trinity Lutheran Church has applied for a conditional use <br />permit to permit the installation of a detached accessory <br />structure to be used as a garage and for the storage of <br />maintenance equipment. Review Exhibit I, the septic drainfield <br />area is located 100'+ to the south and indicates sewer lines <br />within the area of the proposed structure. In a recent <br />inspection for the removal of an underground fuel tank at a 13* <br />depth, the inspection staff noted no sign of the septic lines. <br />The structure is to be placed over the excavated site where fuel <br />tanks were removed. Review Exhibit F, the north door will not be <br />for vehicular access and not require any special grading along <br />the north side of the structure for driveway, access purposes. <br />This was an original concern of staff because of the <br />unknown/exact location of existing sewer lines within the area. <br />The most affected neighboring property owner to the west <br />voiced concern with proposed lighting shown in the elevation <br />plans. Review Exhibit J, applicant has confirmed that lighting <br />will be placed within soffits over the north door and shielded <br />downward. In addition, applicant advises that t V.ese lights will <br />only be used when in use and will not be used for security <br />purposes which was the major concern of owner to the west. <br />Planning Cosmdsalon Re idation - <br />Planning Commission recommended approval of the conditional <br />use permit for Trinity Lutheran Church located at 2060 Sixth <br />Avenue North that will allow the Installation of an accessory <br />structure, 28'x34', to serve as a garage and maintenance <br />structure for the exclusive use of the church finding that all <br />standards of the code sections have been satisfied. This <br />approval is subject to the following conditions: <br />1, No construction vehicles shall entrance the site along <br />the north side of the church. Applicant must provide <br />protection of existing drainfield within southwest yard of <br />church during construction. <br />2. Lighting on detached accessory structures shall not be <br />used as security lighting and lighting will be installed as <br />shown on Exhibit J pre3ented as an exhibit for the review of <br />Application #1646.
