Zoning Pile tl649
June 13p 1991
The proposed garage will be 45* from the neighboring
residence. It is interesting to note from the survey that
applicants' ret<u.ning walls already extend into *-he neighboring
property. While this is potentially an issue for the property
owners to resolve amoung themselves, it could be argued that
replacing the garage as proposed would perhaps limit the
possibilities for a future elimination of the retaining wall
encroachment. On the other hand, forcing the garage to meet the
10* setback would leave a somewhat less functional angle ot
approach to the left garage door, and would result in the need to
possibly rebuild the opposite side retaining walls.
Applicants have not provided a garage plan. However, they
have stated that the garage is intended to be a Menards or
similar kit garage, 20'x22*, two stalls, standard 8* walls with a
4tl2 pitched roof, and peak height of approximately 12*. In the
context of the proposed location, this garage probably will not
have a significant visual Impact on the neighborhood.
Staff Re ndation -
If Planning Commission feels that applicants have provided
sufficient hardships and justification for granting of the 5.5*
side setback variance, then a recommendation for approval would
be appropriate. Likewise, if Planning Commission determines that
the proposed removals of hardcover are acceptable, then a similar
recommendation for approval would be appropriate.
/_ 'O/. ^
I / O 'I
