Zoning Pile tl649 <br />June 13p 1991 <br />Page 2 of 2 <br />The proposed garage will be 45* from the neighboring <br />residence. It is interesting to note from the survey that <br />applicants' ret<u.ning walls already extend into *-he neighboring <br />property. While this is potentially an issue for the property <br />owners to resolve amoung themselves, it could be argued that <br />replacing the garage as proposed would perhaps limit the <br />possibilities for a future elimination of the retaining wall <br />encroachment. On the other hand, forcing the garage to meet the <br />10* setback would leave a somewhat less functional angle ot <br />approach to the left garage door, and would result in the need to <br />possibly rebuild the opposite side retaining walls. <br />Applicants have not provided a garage plan. However, they <br />have stated that the garage is intended to be a Menards or <br />similar kit garage, 20'x22*, two stalls, standard 8* walls with a <br />4tl2 pitched roof, and peak height of approximately 12*. In the <br />context of the proposed location, this garage probably will not <br />have a significant visual Impact on the neighborhood. <br />Staff Re ndation - <br />If Planning Commission feels that applicants have provided <br />sufficient hardships and justification for granting of the 5.5* <br />side setback variance, then a recommendation for approval would <br />be appropriate. Likewise, if Planning Commission determines that <br />the proposed removals of hardcover are acceptable, then a similar <br />recommendation for approval would be appropriate. <br />/_ 'O/. ^ <br />I / O 'I
