Briefly, <br />the applicants request a 5.5' side setback variance for <br />construction of a detached garage in their rear yard. Also, they <br />request a 75-250* hardcover variance but will be decreasing that <br />zone from 34.9% down to 31.2%, a decrease of 3.7%. (Prior to the <br />Planning Commission meeting, applicants slightly revised their <br />proposal to increase the depth of the garage from 22' to 24'. <br />This amounts to 40 s.f. of hardcover or approximately .3%, for a <br />final 75-250' hardcover of 31.2%, rather than 30.9% originally <br />proposed). <br />Existing rock and plastic comprises 1.1% in the 75-250' <br />zone. This is included in the pre-existing 34.9% figure. <br />Plai dng Coanission Rerr—r ndation - <br />At their June meeting, the Planning Commission voted 6-0 for <br />approval as submitted with the 20x24' garage being 4.5' from the <br />side lot line and allowing 31.2% hardcover in the 75-250' zone. <br />The Planning Commission noted the lack of existing garage ^lus <br />somewhat limiting topography and the triangular shape of the lot <br />as hardships which justify the setback variance. Planning <br />Commission also noted that extraneous and unnecessary areas of <br />gravel, rock and plastic, and concrete are intended to be <br />removed, but that the long driveway is the main contributing <br />factor to the need for a hardcover variance. <br />Staff Re ndation - <br />Staff recommends approval per the Planning Commission <br />recommendation. A resolution of approval for Council <br />consideration is attached.
