County staff support the two access points as shown. Please have the applicant confirm <br />that the driveway apron will be paved to prevent gravel on the county road. <br />County staff appreciates the proposal to clean up the right-of-way on the west side of the <br />site. <br />Be advised that this segment of 6th Ave is programmed for a chip seal in 2025. <br />Be advised that the existing drainage patterns can’t be altered unless approved byHennepin County. Watershed District approval and drainage calculations are required if <br />the work alters existing drainage patterns. Post-construction flow rates entering Hennepin <br />County’s drainage system, overland or through pipes, shall not exceed pre-construction <br />rates for the two, 10 and 100-year events. Will need the stormwater management report or <br />other documentation when that is completed to ensure the above is met. <br />Not our purview, but it may be some added value for the home owners to considerinternal connections to the dog park. <br /> Since this is a preliminary plat, county staff will provide a formal comment letter for your records.It takes a couple of weeks, so I hope the informal comments will suffice in the interim. The formalletter will be helpful for when the applicant submits the plat with the county surveyor group toconfirm that county staff has reviewed.
