Hopkins and Gary D. Mroz <br />(hereinafter "the a plicants") on December 28, 1990 filed a <br />formal subdivision application with the City for approval of a <br />two lot residential plat of property legally described in Exhibit <br />At attached (hereinafter "the property") and; <br />WBBRBASv after due ^^ublished and mailed notice in <br />accordance with Minnesota Statues 462.358 et. seq. and the City <br />of Orono Zoning and Platting Codes, the Orono Planning Cormission <br />held a public hearing on January 22, 1991 at which time all <br />p^jpgons desiring to be heard concerning this application were <br />given the opportunity to speak thereon; and <br />WBBRBAS, at their regular meeting held on February 11, <br />1991 the Orono City Council considered the subdivision <br />application of the applicants, noting the following findings of <br />fact: <br />1. The property is located within the RR-IB Single Family <br />Rural Residential Zoning District requiring a minimum of 2 <br />acres of contiguous dry buildable land within each newly <br />created lot. <br />2. The property contains a total of approximately 26,3 <br />acres. All of the proposed residential lots meet the <br />required 2 acre dry contiguous land area, as follows: <br />Lot 1 • 2 acres <br />Lot 2 « 2.11 acres (1.00 wetlands) <br />Outlet A 1.01 acres (.75 dry; .26 wet) <br />Outlet B 20.1 acres <br />3. Portions of Lot 2 have been assessed a sewer and water <br />unit and shall be served by municipal services yet retain <br />current rural standards for development. <br />Page 1 of 5
