Zoning File #1635 <br />April 30, 1991 <br />Page 4 <br />Additional fi—ii nt n and Planning Commission Recomendation - <br />John O'Sullivan was asked to explain why the additional area <br />needed to support the upgraded car wash could not be achieved to <br />the top, below or within the existing building. The applicant <br />advised of certain mechanisms where liquids may freeze if stored <br />on the top. In addition to being an eyesore, it would impact the <br />integrity of the design of the structure. If the new equipment <br />was to be placed within the car wash there was always the danger <br />that the sensitive computerized equipment could be damaged by <br />water* The high water table and ease of access restricts use of <br />lower areas* Placing the structure to the east side of the <br />building would minimize the visual impact from both roadways and <br />from adjacent Fresh Water Institute* <br />In consideration of the condition that would require <br />landscape/plantings along south side lot line adjacent to Fresh <br />Hater Biological Institute, the Planning Commission determined no <br />need based on the placement of a privacy fence and the higher <br />elevations of the Institute's property. <br />The Planning Commission recommended unanimous approval of <br />the side setback variance for the proposed 10'x25' concrete block <br />addition and approved the commercial site plan for O' ,ui’’vans. <br />The enclosed resolution has been drafted per the Planning <br />Commission's approval recommendation.
