6. <br />7. <br />8. <br />9. <br />The special conditions applying to the structure of land in question are peculiar <br />to such property or immediately adjoining property. <br />The property was platted well before the current zoning regulations, resulting in the property <br />not conforming w ith standards. The size of the lot does not allow the applicant to build a <br />garage that could conform to zoning district standards. The applicant does not have the <br />option to purchase adjacent land to increase the size of the lot. The only adjacent lot is used <br />as a residence. <br />The granting of the application is necessary for the preservation and enjoyment <br />of a substantial property right of the applicant. <br />The applicants purchased the lot in 1996 assuming they could build a garage. They have <br />indicated in their letter of hardship they would like to have indoor storage for vehicles, <br />especially in the winter. <br />The granting of the proposed variance will not in any way impair health, safety, <br />comfort, morals, or in any other respect be contrar>’ to the intent of the Zoning Code. <br />The granting of the variances will not constitute a public hazard. <br />The granting of such variance will not merely serve as a convenience to the applicant, <br />but is necessary to alleviate demonstrable hardship or difficulty. <br />The applicant has proposed to construct a garage that would not be inconsistent with the <br />development in the neighborhood. The size of the *ot does not allow the applicants to place <br />the garage in another location on the lot. <br />Issues <br />1. The existing residence and deck encroach into to required setbacks. <br />2. The lot is undersized for the zoning district. <br />3. The lot is a comer lot located at Dickenson Street and Hanlon Avenue. <br />4.
